Missoula’s Southgate Mall is undergoing a $70 million transformation to create a mixed-use neighborhood center, complete with housing, entertainment, and services. The evolution from traditional mall to urban village will not only strengthen Southgate’s viability, but also the desirability of Missoula’s Midtown neighborhoods in the coming decades.
The initial phase includes a new state-of-the-art theater, restaurants, and grocery store to diversify the mall’s retail offerings. Later phases will include an outdoor plaza, offices, and residential housing. Integral to the project is the extension of a new public street through the mall. The extension of Mary Avenue features a tree-lined greenway, multi-use path, and a new signal at Brooks Street connecting the neighborhoods east and west of the mall.
The project is funded through a public/private partnership that includes $7 million of Tax Increment Financing to construct the public infrastructure improvements. The project is expected to provide benefits to the neighborhood’s character, connectivity, livability, and property values.
